The four answers that control a non-resident purchase in Spain

A generic bank indication is not enough. The purchase must still work after taxes, valuation, linked products, deadlines and the cash you need to keep available.

01
Safe budget

What property price can you realistically target?

Income, debts, age, term, savings, purchase costs and a prudent buffer are read together.

02
Financing

How much could Spanish banks finance?

A realistic LTV route based on residence, currency, employment, country and property use.

03
Cash

How much money must you bring to completion?

Deposit not financed, taxes, purchase costs, valuation shortfall and contingency.

04
Risk

What could delay or break the transaction?

Reservation wording, documents, bank timing, valuation, currency and ownership issues.

International profiles

Your nationality does not define the mortgage. Your financial classification does.

Tax residence, income source and currency, time in Spain, property use and documentation determine which lenders are realistic.

Non-resident mortgage Spain

You live outside Spain and want a second home or investment property

Banks normally apply a more conservative approach to financing, documentation and debt capacity. We define the realistic route before you reserve.

The bank will test
Country, tax residence, income currency, employment stability, debts, source of funds and property use.
You receive
A safe budget, financing range, lender map, cash plan and reservation risk review.
Expat mortgage Spain

You live in Spain, but your profile is still international

Recent residency, mixed income, a foreign employer or limited Spanish tax history can make a supposedly local case more complex.

The bank will test
Residency status, Spanish tax history, payroll origin, contract, probation period and local banking history.
You receive
Correct classification, document strategy, mortgage capacity and the lenders most comfortable with your case.
Foreign-income mortgage Spain

You earn abroad or in a currency other than the euro

A high salary can still be a weak mortgage file if stability, taxation, currency exposure or employer information is not presented clearly.

The bank will test
Currency, volatility, income evidence, employer or business strength, tax returns and translated documents.
You receive
A bank-ready income narrative, FX stress test, debt calculation and realistic lender route.
Investor or company buyer

You are buying for yield, through a company or as part of a portfolio

The mortgage cannot be separated from ownership, rental strategy, management cost, source of funds and exit plan.

The bank will test
Company accounts, beneficial owners, guarantees, source of funds, rental assumptions and asset quality.
You receive
Financing strategy, structure review, purchase economics and a route for management or future sale.
Spanish national living abroad

You are Spanish, but your tax residence or income is outside Spain

Spanish nationality helps with familiarity, but lenders can still underwrite the file as non-resident or foreign-income.

The bank will test
Tax residence, payroll country, currency, return plans, existing Spanish assets and total debt.
You receive
Correct bank positioning, cash model, documentation plan and purchase timing.
The expensive mistakes happen early

Do not let a strong international profile become a weak Spanish mortgage file

Most failures come from reserving too early, targeting the wrong price, choosing a lender that does not understand the profile or discovering the cash gap after the property is already at risk.

  1. 01
Wrong buying budgetThe search begins with a property price instead of safe cash and mortgage capacity.
  2. 02
Wrong lenderThe bank does not accept the country, currency, income type or ownership route.
  3. 03
Reservation pressureMoney is committed before valuation, documents and financing conditions are controlled.
  4. 04
Hidden cash gapTaxes, costs, valuation shortfall and linked products were not modelled properly.

Non-resident mortgage reality

How much can a non-resident borrow in Spain?

Many cases are initially assessed around 60% to 70% of the lower of purchase price or valuation. Stronger profiles may access higher routes, but the result depends on the complete file rather than one headline percentage.

Selected strong cases may be reviewed up to 80% or 85%. This is not a promise or pre-approval. Country, currency, income stability, debt ratio, property, valuation and lender policy all matter.

Non-resident mortgage Spain FAQ

Questions foreign buyers ask before applying for a mortgage in Spain

Clear answers to the issues that most often affect financing, cash and timing.

Can a non-resident get a mortgage in Spain?

Yes. Spanish banks lend to many non-residents, but the financing level and conditions depend on tax residence, country, income currency, employment stability, debts, savings, property use, valuation and the lender's current policy.

How much deposit does a non-resident need to buy property in Spain?

You normally need the part of the purchase price not financed by the bank, plus taxes, purchase costs and a safety buffer. Because many cases start around 60% to 70% financing, the total cash requirement can be materially higher than for a Spanish resident.

Can a non-resident mortgage in Spain reach 80% or 85%?

Some strong profiles may access routes up to 80%, and very specific cases may be reviewed up to 85%. It is never guaranteed. The result depends on the complete profile, property, valuation, country, currency and bank appetite.

Which Spanish banks offer mortgages to foreigners?

Several Spanish banks work with international buyers, but lender appetite changes by country, currency, income type, purchase purpose and property. The useful question is not which banks lend to foreigners in general, but which lenders fit your exact file.

Can I get a mortgage in Spain with foreign income?

Potentially, yes. Banks assess currency, stability, documentation, tax evidence, employer or business activity and total debt. Some currencies and countries are easier for certain lenders than others.

Do I need an NIE before applying for a Spanish mortgage?

An NIE is normally required to complete the purchase and mortgage. Some initial feasibility work can begin before it is issued, but the timing should be planned early so it does not delay the bank or notary process.

Should I sign a reservation or arras contract before mortgage approval?

Only after the financing range, cash requirement, valuation risk, deadlines and protective clauses have been reviewed. A generic verbal indication from a bank is not the same as a controlled mortgage route.

Can Hipotify help if I have already reserved a property?

Yes. The case becomes time-sensitive. We review the deadline, cash gap, documentation, valuation and realistic lenders to determine whether the transaction can still be managed safely.

Can Hipotify help me find a property in Spain?

Yes. The optional PSI service starts from the mortgage budget and supports property filtering, matching, offmarket opportunities where available, visits and offer strategy. The fee is €1,900 VAT included.

Can I buy through a company or patrimonial structure?

It can be analysed, especially for investors or portfolio buyers. The route may require company deeds, accounts, tax filings, beneficial-owner information, source of funds and personal guarantees. Legal and tax advice may also be needed.

How much does Hipotify charge for the mortgage service?

The mortgage advisory fee is €3,900 on success. If the mortgage does not complete through the service, the fee is €0. Hipotify does not receive bank commissions, and completing clients receive 10 years of post-signing support.

How long does a non-resident mortgage in Spain take?

Timing varies with documents, translations, bank underwriting, valuation, the property and legal deadlines. A clean, well-prepared file is usually faster, but no responsible adviser should promise a fixed completion date before reviewing the case.
